The 37,000 square feet of warehouse space was vacant upon acquisition, offering the opportunity for a value-add business plan centered on a full back-to-frame refurbishment, including a new roof, new flooring and cladding, as well as updated mechanical and electrical services. Upon completion of the improvements, the property achieved an EPC (Energy Performance Certificate) B Rating.
After acquisition, Kennedy Wilson's asset management team secured a 10-year lease with a new, full-building tenant at a rental rate above business plans.
